    The refund provided is counted from the day the LESSEE is unable to continue the stay as agreed by all parties: the LESSEE, the LESSOR, and the ACCOMMODATION MANAGEMENT. The refund calculation is based on agreement by all parties. The LESSOR will pay the refund within 7 days by bank transfer.

    Booking Terms

    • Most villas can only be rented as a whole unit, not on room-by-room basis, except if it is mentioned in the description. Please check in advance
    • Maximum one tenant per room. If you would like to share rooms please ask for the monthly surcharge
    • If a tenant wants to move out earlier, then the tenants are responsible to find a replacement (new tenant). We may also help you to find the new tenant if we have enquiries.
    • You have to accept the rules of the owner/management of your accommodation
    • You have to compensate any damage caused by you in the accommodation. In case of doubt please contact us.
    • A refundable security deposit of up to half month rent is required. The security deposit will be refunded after check-out


    Booking Procedure

    If you book while abroad
    In order to book an accommodation for your stay in Bali, there are only 4 steps required:

    • 1. Fill in the reservation form (which you will be sent once you decided for a certain accommodation)
    • 2. Sign the lease agreement (which you will be sent via mail to sign)
    • 3. Pay the down payment of 2 months rent and the Security Deposit latest one week after signing the lease agreement. You may choose to pay the whole amount upfront
    • 4. Pay the balance payment at the time of check in

    You are required to transfer the payments to our Indonesian bank account, and the refundable security deposit to our German bank account. We assist you if you have any questions about international bank transfer. Pay attention to the currency you transfer. Most owners charge the rent in IDR (Indonesian Rupiah), but some charge the rent in USD or EUR. You will receive further details by email. After we receive the down payment you will receive an confirmation of your booking.


    Booking on the spot (in Bali)
    In order to book an accommodation for your stay in Bali, there are only 4 steps required:

    • 1. Fill in the reservation form (which you will be sent once you decided for a certain accommodation)
    • 2. Sign the lease agreement (which you will be sent via mail to sign)
    • 3. Pay the down payment (2 months rent) and refundable security deposit before check-in
    • 4. Pay the balance shortly after check-in

    --- !!! --- In order to book an accommodation for your stay in Bali, a down payment of 2 months rent and security deposit is required. Without such, booking cannot be confirmed. --- !!! ---


    Payment Options

    Bank Transfer in IDR

    Please read carefully. You can choose to use your bank to make international bank transfer or you can use Tw logo.png Transferwise. What's the difference?

    • 1. Using your bank's transfer service, the total cost is around 25,00 $ - 110,00 $ (sometimes more) and length of the transfer takes between 3 days to 3 weeks. The problem is that often is that nobody can actually tell you where the money is and when it will be credited into our account.

    The reason for the high transfer costs is that your bank has to use a third party bank (in Germany for example it is "Deutsche Bank") to transfer money out of the country.

    • Our bank (CIMB Niaga Indonesia) charges 5,00 $ fee to receive the payment
    • The intermediary bank charges around 25,00 $
    • Your bank may charge a fee of about 15,00 $-75,00 $
    • In case you have a typo in the name or account number the money will come back after many weeks of uncertainty and the 3 fees above will be deducted twice!


    • 2. We recommend to use Tw logo.png Transferwise for international bank transfers since it is significantly cheaper, more secure and faster compared to the conventional bank transfer. You always know where your money is, how much the actual transfer costs are and when it will arrive in the recipients bank account. In case you have a typo in the name or account number you will receive an email and can make changes "on the fly" without any charge. The exchange rate of Tw logo.png Transferwise is much better than the exchange rate of your bank.

    SEPA-Transfer in EUR

    In some cases we can make exceptions and accept payments in Euro to our EURO Bank account in Germany. Therefore we need to check the daily exchange rate of our bank and calculate the fee for forwarding the money to Indonesia (about 35,00 €) as well as the exchange rate fluctuations into the total transfer amount.

    Refund Policy
